Power

Water
Potable Water
Potable water service is provided by Aqua Ohio through an 8-inch ductile iron water main extending to the property boundary. The system currently has approximately 5.0 million gallons per day (MGD) of available capacity.
Raw Water
High-volume raw water is available from Ashtabula County Port Authority through an existing Lake Erie intake system operated by ACDES. A 28-inch raw water main is located at the site boundary, providing approximately 30 MGD of immediately available capacity, with expansion potential up to 70 MGD.
In addition, the site retains its legacy industrial water intake infrastructure, including the screen house, intake tunnels, pumps, and associated systems. With recommissioning, this infrastructure could provide up to 50 MGD of additional raw water supply directly to site users.

Sanitary Sewer
Public:
Public sewer and wastewater service is provided by City of Ashtabula, and an 8″ tappable tie in point is ~2,000 ft away from the site.
The system has a total capacity of 18,000,000 GPD with 6,000,000 GPD excess capacity.

Natural Gas

Fiber Optic/Telecomm
The site is strategically located along a major national fiber optic corridor, providing exceptional connectivity for hyperscale data centers, cloud computing operations, AI workloads, and mission-critical users. Fiber infrastructure studies and preliminary engineering have been completed to support dual-fed, geographically diverse fiber service, enhancing network resiliency and redundancy.
The site offers opportunities for multi-directional fiber connectivity with scalable bandwidth solutions, including planned dual-fed 20 Gbps service and the ability to support 100+ Gbps carrier-grade connectivity through network expansions and dedicated fiber deployments.
Multiple providers are currently on-net or near-net, creating a competitive telecommunications environment and enabling diverse routing options. Available providers include Zayo, Windstream/Kinetic, Agile Networks, Comcast Business, and Spectrum, with additional carrier expansion opportunities available to support large-scale digital infrastructure deployments.
